Advising the trustees on the £49.4 million refinancing of a fund structure, holding a portfolio of 13 hotels. The portfolio is let to Accor and the hotel properties are based throughout England. Funding was provided by Barclays Real Estate Finance and LaSalle UK Special Situations Fund.

Acting for Akkeron Hotels Group Limited on the acquisition of ten hotels from the administrators of Butterfly Hotels Limited and Crowne Hotels Limited. 

This transaction will increase the number of Akkeron hotels to 36, employing 1,630 people and with a combined annual turnover of c£57m, cementing its position as one of the largest regional hotel operators in the UK.  The acquisition was funded with a combination of existing resources and a new 15 year credit facility. 

Advising Akkeron Hotels Group Limited on its acquisition of 18 Forestdale hotels. The acquisition was funded with a mixture of equity, deferred consideration and a new £32m credit facility provided by Lloyd’s Banking Group.
Acting for Akkeron Hotels Limited on the acquisition of the Folio hotel business and eight hotels from Mulbourn Limited. 
Financing of a new substantial hotel and villa complex in Barbados including advice on the terms of the loan from a listed UK-based property development and investment company as well as negotiating shareholder arrangements in the event that the loan is converted into equity in Bacassa. The resort is to be managed by Singaporean based company, Banyan Tree Hotels and Resorts, the first Banyan Tree property in the West Indies.
Advising Indian based Bird Group, a conglomerate of independent companies in the travel and technological arenas, on the acquisition and refinancing of The Royal Park Hotel.
Advising on the £multi-million acquisition of a hotel in St Lucia, appointment of manager and subsequent sale.
Advising investors/property owners on a new management contract with Bridgestreet Aparthotels.
Advising on a leisure development in Portugal including negotiations with a luxury hotel group which will be a pivotal part of the development.

Advising on the acquisition from BAA Lynton of the 364-room Jurys Inn Hotel at Heathrow.

Advising on the terms of an appointment of a designer of an hotel in Moscow with particular reference to joint working with Russian professionals, payment and copyright issues.
Management buy out, from administration, of 18 Folio Hotels saving 1,200 jobs around the country.  Mulbourn will continue to trade under the Folio Hotels banner with funding provided by the hotel’s landlords, the management team and private equity, in a deal led by BTG McInnes Corporate Finance in Birmingham.
Advising an offshore family trust operating in the global hotels sector on various matters including the formation of offshore settlements, the formation of subsidiary holding companies, the setting up of joint venture agreements and special purpose vehicles to own and operate a number of hotels in the UK.
Advising on the funding and acquisition of 50 per cent. shareholding in a Cuban company whose main asset is the El Senador S.A., a hotel in Cuba, for a consideration of US$23m and advising on the funding and establishment of part ownership of the Saratoga five star hotel in Havana.

Advising RREEF Real Estate, the global alternative investment management business of Deutsche Bank Asset Management in connection with a £98.7m facility agreement relating to the acquisition of Four Pillars Hotel Group.
Advising RREEF Real Estate, part of the global alternative investment management business of Deutsche Bank’s Asset Management division, on its £100m+ acquisition of Four Pillars Hotel Group. This acquisition presented particular challenges due to the complicated nature of the tax structuring which factored a possible REIT exit into the initial acquisition structure.
Advising RREEF Real Estate, part of the global alternative investment management business of Deutsche Bank’s Asset Management division, on a joint venture between RREEF and the original founding shareholders of Four Pillars Hotel Group to identify and build further sites which will be operated under the Four Pillars banner. The joint venture has already been awarded planning permission to develop its first new hotel in Harwell, Oxfordshire and has a number of other sites in the pipeline.
Advising on the establishment of a fractional entitlement scheme in St John, Virgin Islands.
Advising Sanguine Hospitality and Downing Corporate Finance on the acquisition, from the administrators, of the hotel, restaurant and spa premises at the iconic “Cube” development in Birmingham.  The hotel will operate under IHG’s “Hotel Indigo” brand and the restaurant will be operated under franchise from Marco Pierre White. 
Advising Snow Hill Developments LLP on the development of Kennedy Tower in Snow Hill, Birmingham (also known as 1 Snow Hill Plaza).  The Tower will be developed into a Holiday Inn Express which will be managed by Fladgate client Sanguine Hospitality Limited under a franchise agreement from IHG.
Acting for Sojourn Hotels LLP on the purchase of a vacant retail site and workshop in the city walls of York. The site has planning consent for the construction of a 102 room hotel.  Sojourn will now develop the site and open an IHG Indigo branded hotel. 
Advising on the acquisition of the hotel, restaurant and spa premises at the iconic ‘Cube’ development in Birmingham.
Advising on the acquisition of a portfolio of hotels from LR Economy Hotels Limited for a consideration of circa £70m via a collective investment scheme for a newly formed Isle of Man unit trust sponsored by Tritax Securities 1 Limited.
