Fladgate LLP has advised Luxx London (The London Heritage Fund) on the purchase of a building lease of part of 66–74 Notting Hill Gate from Stranton Properties Ltd.
In addition to advising on the acquisition, construction aspects, planning aspects and issues in relation to rights of light, the Fladgate team advised on financing aspects, together with some interim property management. The transaction also involved negotiating the suite of construction documents, dealing with the requirements of the lessee of the commercial space (the construction project is in relation to the entire building) and the proposed construction of approximately 20 apartments in the upper parts of the building.
The Fladgate team was led by real estate partner Daniel Polden, assisted by Philip Turner, Mark Harnett, Miles Crawford and Chris Farrell.
Luigi Becherini, Managing Director of Luxx London commented:
“This was the first significant transaction handled by Daniel Polden and the team at Fladgate – we hope it will be the first of many. We have worked with Daniel and Fladgate on business development projects which we have enjoyed and were equally impressed by the way in which Daniel both resourced and managed the transaction, through to its successful conclusion.”
