Our “Question Time” style discussion will once again be looking at the question of “Where does the smart money go?” when it comes to investing in UK real estate.
Bringing together a panel of industry specialists, the discussion will examine current market trends across a range of sectors, the challenges facing investors and developers, and the opportunities emerging in an evolving market landscape. Drawing on their expertise and experience, our panellists will share insights into where they believe capital is being deployed today and where the most attractive investment opportunities are likely to be found in the years ahead.
Kirsty is a partner in the Real Estate team at Fladgate, having joined the firm in 2021. With more than 25 years of experience in the real estate sector, she advises developers, investors, landlords and tenants on all aspects of UK property transactions and asset management. She has extensive experience acting on high-value mixed-use, leisure, hotel and office development schemes, particularly within complex urban regeneration projects.

Ian has been in the banking industry for over 40 years having previously worked for Bank of America, UBS, NatWest, Bankers Trust/Deutsche and Credit Suisse where he was Chairman of the European Real Estate Investment Banking. He is now a Senior Adviser to Eastdil Secured and Anschutz Entertainment Group, Chairman of Shurgard, on the boards of Redevco, Green Mountain Global and Town Centre Securities. He is also a Senior Advisor to two new Businesses, Work Life and Elysian Residences. He is Past President, BPF, Past Chair, IPF and chaired the Bank of England Property Forum and The Princes Regeneration Trust.
Ruth joined M&G as Head of UK Investment Management – Real Estate in 2025, and she is a member of the M&G Real Estate UK investment committee. She was previously a Managing Director, Investment Management at Hines, focused on managing the value-add fund series across the UK and Europe in all sectors. Ruth has approximately 20 years’ experience in the real estate industry.
Kevin is a Partner and Head of European Diversified Investments in Ares Real Estate, where he focuses on European diversified real estate equity. Kevin serves on the Ares Real Estate Global Investment Committee. Prior to joining Ares in 2013, he was a Director at AREA Property Partners. Previously, Kevin was an Associate at Citigroup Capital Markets. Mr. Cahill holds a B.A. from the University of Western Ontario (Canada) in Business.

Harriet is a Director of Investment Strategy & Asset Management (ISAM) at Savills. She focuses on helping investors optimise their portfolios through strategic formation and hands-on execution, working across commercial and living sectors. She co-founded the Savills ISAM offering and works with a diverse client base - from institutional investors and sector-specialist operating platforms to public bodies and endowment funds.
