I am a real estate disputes lawyer specialising in residential, landlord and tenant disputes. 

I am a real estate disputes lawyer with over 20 years' experience acting for a wide range of clients, from major UK property companies, including Freshwater Group, to individual tenants.

I specialise in service charge disputes often appearing in the County Court and the First-tier Tribunal (Property Chamber). My work includes advising on breaches of long lease covenants including forfeiture action, unlawful short term lettings, escape of water, breach of repairing obligations, and disputes relating to major works. I also advise on section 20 consultation (Landlord and Tenant Act 1985) including applications to the First-tier Tribunal for dispensation from the statutory section 20 requirements.

My practice also covers a broad range of residential landlord and tenant disputes, ranging from matters involving Rent Act tenants and rent arrears to possession proceedings and enforcement action. This includes applications for charging orders and orders for sale, financial penalties under section 249A of the Housing Act 2004, and rent repayment order proceedings.

My approach is firm but fair, and clients value my sound judgement and strategic advice in achieving the best outcome.

Outside of work I like to brush up on my hip hop dance skills and walking my dog (not at the same time!). 

Experience

Advising long-standing client Freshwater Group of Companies on a wide range of residential property issues. 

Successful applications to the First-tier Tribunal for determination of reasonableness of proposed major work schemes and confirmation the landlord has complied with its statutory section 20 consultation obligations.  

Advising landlords on communications when they need to carry out urgent works (e.g. breakdown of lifts) and are unable to fully comply with their obligations to consult leaseholders and successfully applying to the First-tier Tribunal for dispensation from the requirements.
